A deceased estate clean-out is the clearing of a home after the owner or tenant has died. It is practical work done at an emotional time: sorting keepsakes, dealing with furniture and belongings, emptying sheds and gardens, and getting the property ready to sell, return to a landlord or hand to the next of kin. Families often live elsewhere, so the job may need to be organised from a distance.
Bundaberg Rubbish Removal is a referral service. We pass your enquiry, with your consent, to an independent local operator who quotes and carries out the clean-out. Any arrangement is directly between you, or the estate's executor, and that business.
Who usually arranges the clean-out
- the executor named in the will;
- family members acting with the executor's agreement;
- a property manager, when the person rented their home;
- a solicitor or trustee handling the estate.
Before anything is removed, make sure the person organising the work has authority to do so. Disputes between family members can arise if items are disposed of too soon.
Before the crew arrives
- Secure important documents and valuables. Wills, titles, bank papers, jewellery, photographs and keepsakes.
- Agree what family members want to keep. Mark or move those items first.
- Check whether anything will be sold. Some families use an estate sale or valuer before clearing.
- Notify the landlord if the home is rented; there may be a deadline to vacate.
- Look for hazards. Old chemicals in the shed, medication, sharps, and any fibro sheeting that may contain asbestos.
What a deceased estate clean-out usually covers
- furniture, beds, mattresses and whitegoods;
- clothing, linen and household goods;
- garage, shed and under-house contents;
- garden waste and outdoor items;
- paperwork for shredding, if the provider offers it;
- a basic sweep once rooms are empty.
Some providers also coordinate cleaning, donation drop-offs or small repairs. Ask, as this varies.
What is not included
- Asbestos. If the home or shed contains fibro or other materials that may contain asbestos, these are not removed through this service. Queensland rules apply, and a licensed asbestos removalist may be needed.
- Hazardous chemicals, fuel and full gas bottles.
- Medical sharps and medication, which pharmacies can often take back.
- Firearms and ammunition, which must be handled through police and licensed channels.
Hoarding and very full homes
Some estates involve homes that have become very cluttered over many years. These jobs take longer, may need protective equipment, and often uncover items of value or sentiment mixed through rubbish. A provider may want to inspect before quoting. Be open about the condition so the right crew size is sent.
How pricing is typically worked out
- Volume: the number of truckloads needed.
- Sorting time: separating keepsakes, donations and recycling.
- Access and stairs: common in older high-set Bundaberg homes.
- Special items: pianos, safes, large tools and machinery.
- Remote management: extra photos or video updates for families living away.
Ask for a written quote with inclusions listed, and confirm who will be on site to direct the crew.
Managing a clean-out from out of town
Many Bundaberg estates are handled by family living in Brisbane or interstate. Common arrangements include leaving a key with a neighbour or agent, a video walk-through to agree what stays, and photos at completion. Confirm these arrangements in writing before the job starts.
Using council facilities and vouchers
If the property has eligible council waste disposal vouchers and someone can self-haul part of the load, this can reduce costs. Vouchers are linked to the residential property and are for self-hauled domestic waste only. They cannot be handed to a commercial operator as payment.
Working through the emotional side
Clearing a parent's or partner's home is often harder than people expect. It can help to set aside a short time for family to go through the house together before any removal starts, and to agree in advance how disagreements will be settled. Some families keep a box for each person and take photos of items no one can keep. A good provider will work at a pace that suits the family, stop if something of value or sentiment turns up, and set aside paperwork rather than throw it out.
Questions to ask before you book
- Will the crew set aside documents, photos and valuables they find?
- How are donations handled, and can we get a list of what went where?
- Can the job be staged across more than one day?
- Will the crew clear the shed, garden and under-house areas as well?
- How will we receive photos or updates if we are not on site?
Frequently asked questions
How much does a deceased estate clean-out cost?
It depends on how full the home is, the number of rooms, sheds and gardens, and how much sorting is needed. Smaller units may need part of a load; large family homes with sheds can need several. A provider will usually inspect or ask for detailed photos before giving a written price.
Who has the authority to clear a deceased person's home?
Usually the executor of the will, or the administrator if there is no will. Family members should agree with the executor before items are removed. If you are unsure, check with the solicitor handling the estate.
Can items be donated to charity?
Clean, undamaged furniture and household goods can often be donated. Charities can refuse items, so ask the provider how they handle donations and what happens to goods that cannot be reused.
What happens if we find asbestos in the shed or house?
Leave it in place and keep it separate. It will not be removed through this service. In Queensland, larger or friable asbestos jobs need a licensed removalist, and Bundaberg Regional Council only accepts asbestos at its Bundaberg Waste Facility with conditions.
Can the clean-out be done without family on site?
Yes, if access and instructions are arranged in advance. Many providers work with a key holder and send photos as they go. Agree in writing what is to be kept.
